Both zipcodes carry a Littleton mailing address, and buyers often treat them as one market. They are not. 80123 reaches across Jefferson and Arapahoe counties, while 80127 sits entirely in Jefferson County, according to the City of Littleton.

The prices here come from Redfin's zipcode housing market pages for 80123 and 80127, which I checked on October 18, 2026. Redfin counts every home type and every address in each zipcode, inside or outside city limits, and the DMHP searches linked below show houses from $600,000, so expect those listings to run above the medians.

Why does 80127 have a $130,000 higher median than 80123?

Largely because the homes selling in 80127 appear to be larger, going by each zipcode's price per foot: Redfin's median sale price was $709,691 in 80127 and $579,830 in 80123 for the three months ending September 2026, a gap of $129,861.

Dividing each median by its per-foot price hints at a typical sold home of about 2,760 square feet in 80127 and about 2,100 in 80123. Priced at 80123's $276 a foot, a home the size of that 80127 hint would come to about $762,150, roughly $52,000 above the 80127 median. A ratio of medians is a hint, not a measured home size, and home type mix plays a part as well.

  • 80123 median sale price: $579,830, down 3.4% from a year earlier
  • 80127 median sale price: $709,691, up 1.4% from a year earlier
  • 80123 median price per square foot: $276, up 7.0%
  • 80127 median price per square foot: $257, up 2.4%

How many square feet does $700,000 buy in 80123 and 80127?

About 2,536 square feet in 80123 and about 2,724 in 80127 at each zipcode's median price per foot, so the same $700,000 stretches roughly 190 square feet further in 80127.

The math is $700,000 / $276 = 2,536 and $700,000 / $257 = 2,724. Age, lot, basement finish and condition will move any single home off those numbers. To test it with live listings, open the Littleton 80123 houses for sale beside the Littleton 80127 houses for sale, then narrow both with the Littleton houses from $600K to $800K.

Is a Littleton 80127 or 80123 address inside the City of Littleton?

Not always: the City of Littleton lists both zipcodes as only partly inside its city limits, so a Littleton mailing address does not tell you which city, county or service districts a home falls under.

The city's own zipcode table lists 80127 in Jefferson County only, with TrailMark as another city name the Postal Service uses there, and the city's New to Littleton page says its limits barely reach west into Jefferson County apart from the TrailMark neighborhood. For 80123, the table lists Arapahoe and Jefferson counties, and notes that the Postal Service also uses Bow Mar, Columbine Valley, Denver and Lakewood as city names there. That matters for property tax districts, city services and which county office you deal with. Before you write an offer, run the address through the city's Littleton Address Wizard or the Jefferson County Address Lookup.

Which zipcode was the quicker market over the three months ending September, 80123 or 80127?

80127, over the three months ending September: its median was 25 days on market against 31 in 80123, and its homes sold at 99.1% of list price compared with 98.2%.

On a $700,000 list price, that 0.9-point sale-to-list difference is about $6,300. The two zipcodes moved in opposite directions over the year. 80127 sped up from 33 median days, and its share of sales above list rose 16.4 points to 30.9%. 80123 slowed from 25 days, its above-list share slipped to 19.4%, and 54.0% of its listings took a price drop, up 6.8 points. Volume was nearly even, with 163 September sales in 80123 and 165 in 80127.

  • 80123: 31 median days on market, 25 a year earlier
  • 80127: 25 median days on market, 33 a year earlier
  • 80123 homes with a price drop: 54.0%
  • 80127 homes with a price drop: 42.3%

What should 80127 buyers check about wildfire risk and insurance?

Ask for a homeowners insurance quote early, because Redfin's Fire Factor counts 99% of 80127 properties with some wildfire risk over the next 30 years, against 42% in 80123.

That is 17,071 properties in 80127 and 6,548 in 80123, by Redfin's count. A risk score is not a premium, and I do not have current premium figures for either zipcode, so get a quote for the specific address during your inspection period.

Which Littleton house searches fit an 80123 vs. 80127 decision?

Begin with the Littleton houses for sale search, then split it by zipcode and by price, since the medians and the per-foot prices point in different directions.

Besides the 80123 and 80127 searches above, DMHP covers the Littleton 80128 houses for sale, Littleton's third zipcode on this site. Bigger budgets fit the Littleton houses from $800K to $1M, the Littleton houses from $1M and the Littleton 80127 houses from $1M. Since 80123 also uses Lakewood as a city name, the Lakewood houses for sale search and the Lakewood vs. Littleton home comparison are worth a look too.

Which school district covers 80123 and 80127 homes?

80127 sits in Jefferson County, so start with Jeffco Public Schools, but 80123 crosses into Arapahoe County, where a different district can apply, so confirm the district and assigned schools for each address.

For a Jefferson County address, enter it in the Jeffco articulation areas lookup to see its assigned schools, and use CDE SchoolView for the state's reports on any school. For an 80123 home on the Arapahoe side, check with the county or the district before you make an offer.

Should you buy in Littleton 80123 or 80127?

Buy in 80127 if you want more square feet for each dollar and can compete in a quicker market, and buy in 80123 if you want a lower entry price and more room to negotiate.

Choose 80127 if:

  • You want $257 per square foot and a larger typical home

Choose 80123 if:

  • You want leverage, with 54.0% of listings taking a price drop
  • You are open to an address that may use a Denver, Lakewood, Bow Mar or Columbine Valley mailing name

Broker view: "Buyers see the $130,000 median gap and assume 80127 is the pricier zipcode. On a per-foot basis it is the cheaper one, so I have people price the same size home in both before they rule either out." - Nick Ahrens, eXp Realty, LLC

What this guide does not cover: condo and townhome pricing on its own, property taxes for a specific address, HOA and metro district fees, commute times, insurance premiums, Arapahoe County school district details and current mortgage rates. I can pull any of those for a specific address you are serious about.

Sources: Redfin's 80123 and 80127 zipcode housing market pages, three months ending September 2026, checked October 18, 2026, including Redfin's Fire Factor counts. City limits and county coverage come from the City of Littleton's zipcode table and its New to Littleton page. I did the size hint, same-size price and $700,000 budget math myself from those Redfin figures.
