Arvada spreads across the northwest metro, and Edgewater is a small city tucked against Sloan's Lake on Denver's western edge. They get compared because the two medians sit within $44,000 of each other, even though the price of each square foot is very different.
Both cities come from Redfin's city housing market pages, which I checked on October 17, 2026. Redfin's medians cover every home type, and the DMHP searches linked below show houses from $600,000, so expect listings in those searches to run above the medians.

Within about $44,000: Redfin's median sale price for the three months ending September 2026 was $668,682 in Edgewater and $624,703 in Arvada, a difference of $43,979.
The two cities moved in opposite directions over the past year. Arvada's median rose while Edgewater's slipped, and Edgewater's price per square foot fell by close to 10%. Even after that drop, an Edgewater square foot still costs well over $100 more than one in Arvada.
- Arvada median, three months ending September: $624,703, a 5.0% annual gain
- Edgewater median, same period: $668,682, a 2.9% annual decline

Why does Edgewater cost $113 more per square foot than Arvada?
Redfin's figures do not explain the premium, but they do show its size: $377 a foot in Edgewater against $264 in Arvada, so each Edgewater square foot costs about 43% more.
Dividing each median by its per-foot price hints at a typical sold home of about 1,770 square feet in Edgewater and about 2,370 in Arvada. Priced at Arvada's $264 a foot, a 1,774-square-foot home would come to about $468,255, roughly $200,000 under Edgewater's median. Smaller homes likely explain why Edgewater's headline median ends up only $44,000 above Arvada's. A ratio of medians is a hint, not a measured home size.
How many square feet does $670,000 buy in Arvada and Edgewater?
About 2,540 square feet in Arvada and about 1,780 in Edgewater at each city's median price per foot, so the same $670,000 covers roughly 760 more square feet in Arvada.
The math is $670,000 / $264 = 2,538 and $670,000 / $377 = 1,777. Age, lot size, basement finish and condition will push any single home away from those numbers. To see it with real listings, open the Arvada houses from $600K to $800K next to the Edgewater houses from $600K to $800K.
