Wheat Ridge vs. Edgewater, CO in 2026: Is Sloan’s Lake Worth 380 Fewer Square Feet at $650K?

Quick answer: Your money buys more house in Wheat Ridge, while Edgewater charges more for its spot beside Sloan's Lake. For the three months ending September 2026, Redfin put price per square foot at $309 in Wheat Ridge and $377 in Edgewater. At $650,000, that works out to about 2,104 versus 1,724 square feet.

The two cities touch. Edgewater covers less than one square mile on the western shore of Sloan's Lake, between Denver, Wheat Ridge and Lakewood, according to the City of Edgewater, and the lake and its park sit just across Sheridan Boulevard in Denver. Wheat Ridge is the Jefferson County city on Edgewater's north side.

The question I hear from buyers weighing them is simple: give up space and yard for the lake side, or take the bigger house, and maybe a bigger lot, just to the north? The market figures below come from Redfin's city housing market pages for Wheat Ridge and Edgewater, checked October 18, 2026. Redfin's medians include condos and townhomes, while the DMHP searches linked here show houses only, from $550,000 in Wheat Ridge and $600,000 in Edgewater.

How many square feet does $650,000 buy in Wheat Ridge vs. Edgewater?

About 2,104 square feet in Wheat Ridge and about 1,724 in Edgewater at each city's median price per foot, so a $650,000 budget goes roughly 380 square feet further in Wheat Ridge.

The division is $650,000 / $309 = 2,104 and $650,000 / $377 = 1,724. A finished basement, an older floor plan or a dated kitchen can push a single house well off either figure, so use these as a yardstick, not a promise. To see it in real listings, pull up the Wheat Ridge 80033 houses for sale next to the Edgewater 80214 houses for sale, then set both to the Wheat Ridge houses from $600K to $800K and the Edgewater houses from $600K to $800K.

  • Wheat Ridge: $629,700 median sale price, nearly flat at up 0.1% on the prior year
  • Edgewater: $668,682 median sale price, 2.9% below the prior year
  • Wheat Ridge: $309 a square foot, 4.6% lower than the prior year
  • Edgewater: $377 a square foot, 9.9% lower than the prior year

Is the Sloan's Lake side worth $68 more per square foot?

Only if the location matters more to you than room: Edgewater's $377 a foot runs about 22% above Wheat Ridge's $309, so the 1,724 square feet that $650,000 buys in Edgewater would cost about $533,000 at the Wheat Ridge rate.

That is a premium of about $117,000 on the same size house. Redfin's numbers cannot say why buyers pay it, but location is the likely reason, given that the City of Edgewater places itself on the western shore of Sloan's Lake and says about half its land is neighborhoods of detached houses. The medians also hint at the size trade: dividing each median by its per-foot price suggests a typical sold home of about 2,040 square feet in Wheat Ridge and about 1,770 in Edgewater, around 260 square feet apart. Read that as a hint from two medians, not a measured house size.

Do Wheat Ridge lots run bigger than Edgewater lots?

Wheat Ridge's zoning allows larger lots, but I could not find a sourced median lot size for either city: Wheat Ridge's R-1 zone requires at least 12,500 square feet for a single detached house, more than double the 6,000-square-foot minimum in Edgewater's R-1 zone.

Wheat Ridge zoning has steps in between. Its code sets minimums of 9,000 square feet in R-1A, 7,500 in R-1B and 5,000 in R-1C, so a Wheat Ridge address on its own does not guarantee a big yard, and a 5,000-square-foot R-1C lot is smaller than Edgewater's R-1 minimum. I compared only Edgewater's R-1 rules, not its other residential zones. These are code minimums, not the size of any actual lot. Before you rely on a yard size, look the parcel up in the Jefferson County Assessor property records search, which lists the recorded land area.

Which city was the quicker market over the three months ending September, Wheat Ridge or Edgewater?

Edgewater, over the three months ending September: its median was 18 days on market against 21 in Wheat Ridge, and its homes sold at 100.1% of list price compared with 98.3%.

On a $650,000 list price, the 1.8-point sale-to-list gap is about $11,700. Edgewater sped up sharply from 39 median days a year earlier, and its share of sales above list climbed 12.8 points to 28.6%. Wheat Ridge stayed steadier at 21 days, down from 23, but only 15.5% of its homes sold above list, and 43.6% of its listings took a price drop, up 5.2 points. Scale matters here: Wheat Ridge closed 105 sales in September and Edgewater closed 21, so a few deals can swing Edgewater's figures.

  • Edgewater median days on market: 18, from 39 the prior year
  • Wheat Ridge homes sold above list: 15.5%

Which Wheat Ridge and Edgewater house searches fit a space-or-location budget?

Start broad with the Wheat Ridge houses for sale search and the Edgewater houses for sale search, then move up a price band if the extra room or the lake side pushes your budget higher.

For more room to spend, DMHP has the Wheat Ridge houses from $800K to $1M, the Edgewater houses from $800K to $1M, the Wheat Ridge houses from $1M and the Edgewater houses from $1M. Edgewater is small, so the Lakewood houses for sale search widens the net on its south and west sides. If Wheat Ridge wins on space, the Arvada vs. Wheat Ridge home comparison and the 80004 Arvada vs. 80033 Wheat Ridge comparison test it against its northern neighbor.

Which school district serves Wheat Ridge and Edgewater addresses?

Both cities sit in Jefferson County, so their homes fall under Jeffco Public Schools, but assigned schools follow the street address, so check the specific house rather than the city name.

Look up the address with the School Finder linked from the Jeffco articulation areas page to see the schools assigned to it, and open CDE SchoolView for the state's reports on any of them.

Broker view: "When buyers ask me whether the lake is worth it, I line up one house in each city at the same price and have them compare the floor plan and the yard before we talk about location. The per-foot gap is easier to judge once you have stood in both." - Nick Ahrens, eXp Realty, LLC

What this guide does not cover: condo and townhome pricing on its own, median lot sizes by neighborhood, property taxes for a specific address, HOA fees, commute times, insurance premiums and current mortgage rates. I can pull any of those for a house you are serious about.

Sources: Redfin's Wheat Ridge and Edgewater city housing market pages, three months ending September 2026, checked October 18, 2026. Lot minimums come from the Wheat Ridge Code of Laws, Sections 26-205 to 26-208, and the Edgewater Municipal Code, Section 16-5-30. Edgewater's location and size come from the City of Edgewater. I did the $650,000 budget, same-size price and size hint math myself from the Redfin figures.
