Lakewood and Wheat Ridge share a border on Denver's west side, and buyers often shop both in the same weekend. Lakewood is the much bigger market, and it is also the cheaper one this fall.

I checked every number below on October 16, 2026. Each section points to a live house search on this site, so you can line the math up against what is actually listed in each city today.

How much more does the same 2,000 square feet cost in Wheat Ridge than in Lakewood?

Roughly $76,000 more: 2,000 square feet priced at Wheat Ridge's $309 median per square foot is $618,000, while the same space at Lakewood's $271 is $542,000.

Put another way, every 1,000 square feet costs about $38,000 more in Wheat Ridge at the median. Condition, lot size and a finished basement can push a single home far from those figures, so set the Lakewood houses from $600K to $800K beside the Wheat Ridge houses from $600K to $800K and price the space listing by listing.

  • Lakewood: $573,727 median sale price, 0.22% below the prior year
  • Wheat Ridge: $629,700 median sale price, 0.1% above the prior year
  • Lakewood: $271 median price per square foot, 0.91% below the prior year
  • Wheat Ridge: $309 median price per square foot, 4.6% below the prior year

Is Wheat Ridge's $56,000 higher median about bigger homes?

Probably not, because the rough size signal points the other way: Lakewood's median price divided by its price per square foot comes to about 2,120 square feet, compared with about 2,040 for Wheat Ridge.

The math is $573,727 / $271 = 2,117 and $629,700 / $309 = 2,038. One median divided by another is not a true average home size, so take it as a hint about the homes that closed. Still, it suggests the $55,973 gap comes from price per foot rather than from Wheat Ridge buyers getting more house. Open the Lakewood houses for sale search, which starts at $600,000, and the Wheat Ridge houses for sale search, which starts at $550,000, to compare square footage on current listings. Redfin's medians include condos and townhomes, while those two searches show houses.

Is Lakewood or Wheat Ridge the faster market in 2026?

Wheat Ridge is a few days quicker, with a median of 21 days on market against 24 in Lakewood, and both cities sped up compared with a year earlier.

Lakewood's median dropped from 27 days to 24 and Wheat Ridge's went from 23 to 21. Scale is the bigger difference between them. Redfin counted 460 Lakewood sales in September 2026 and 105 in Wheat Ridge, so Lakewood has more than four times the closings to learn from, and Wheat Ridge's medians can swing on a small number of sales.

  • Lakewood days on market and sale-to-list: 24 days, 98.4%
  • Wheat Ridge days on market and sale-to-list: 21 days, 98.3%
  • Lakewood September 2026 closings: 460, compared with 521 in September 2025
  • Wheat Ridge September 2026 closings: 105, compared with 118 in September 2025

Which city gives buyers more leverage on price, Lakewood or Wheat Ridge?

It is close, and the signals split: 49.8% of Lakewood homes had a price drop versus 43.6% in Wheat Ridge, yet Lakewood also had more homes close above asking, at 19.9% compared with 15.5%.

The median sale-to-list ratios are nearly identical, 98.4% in Lakewood and 98.3% in Wheat Ridge, so neither city hands buyers a clear discount across the board. Lakewood's price-drop share also rose 7.1 points over the year. To me that reads as a market where overpriced homes sit and get cut while well-priced ones still draw a crowd, so I check each listing's price history and days on market before we decide what to offer.

Lakewood has six zipcode searches on this site and Wheat Ridge has one, 80033, so Lakewood takes more narrowing before you tour.

Broker view: "Buyers who shop Lakewood and Wheat Ridge together are usually deciding whether a smaller market is worth paying more per foot. I run the 2,000-square-foot math first, because a $76,000 difference changes the conversation fast." - Nick Ahrens, eXp Realty, LLC

What this guide does not cover: the property tax bill on a particular home, HOA or metro district charges, how condo prices compare with house prices, drive times and current mortgage rates. I can pull those numbers for any home you want to write an offer on.
