Lakewood fills the middle of the west metro, and the 80465 zipcode climbs from its southwest edge toward Red Rocks and the foothills. Buyers who like that side of town often look at both, and the two medians this fall look farther apart than they really are.
A note on the data first. The Town of Morrison is tiny, so this guide uses Redfin's page for the 80465 zipcode, which is mostly unincorporated Jefferson County around the town and may include some Lakewood addresses. Lakewood figures come from Redfin's city page. I pulled both on October 17, 2026.
How far apart are Lakewood and Morrison's 80465 zipcode on median price?
About $176,000: Redfin's median sale price was $749,780 in Morrison's 80465 zipcode and $573,727 in Lakewood for the three months ending September 2026, a difference of $176,053.
The year-over-year direction differs as well. Prices in 80465 edged up while Lakewood held roughly flat, and price per square foot in the zipcode rose faster still. Keep in mind that Redfin's medians count every home type, while the searches linked below show houses only.
- Lakewood median sale price: $573,727, down 0.22% from a year earlier
- Morrison's 80465 zipcode median sale price: $749,780, up 2.0% from a year earlier
- Lakewood price per square foot: $271, down 0.91% on the year
- 80465 price per square foot: $280, up 7.3% on the year
Is the 80465 premium about bigger homes or a higher price per foot?
Mostly bigger homes: by this rough split, about $152,000 of the $176,053 gap, roughly 86%, traces to the larger homes that sold in 80465, and only about $24,000 to its $9-higher price per square foot.
The split works like this. Each median price divided by its median price per square foot hints at a typical home of about 2,680 square feet in 80465 and about 2,120 in Lakewood. Priced at Lakewood's $271 a foot, a 2,678-square-foot home would run about $725,738, which is $152,011 above Lakewood's median. The other $24,042 is the per-foot premium. A ratio of two medians is not a measured home size, so read this as most of the gap, not an exact share.
What does a $750,000 budget buy in Lakewood versus 80465?
Close to the same amount of house: at the median price per square foot, $750,000 covers about 2,770 square feet in Lakewood and about 2,680 in Morrison's 80465 zipcode, a difference near 90 square feet.
The math is $750,000 / $271 = 2,768 and $750,000 / $280 = 2,679. That small spread is why the per-foot figure matters more than the headline medians here. Lot size, slope, age and finished basement space will move any single listing much more than 90 feet. Put the Lakewood houses from $600K to $800K beside the 80465 Morrison houses for sale from $600K to compare actual homes at this budget.

On a $750,000 list price, that 1.2-point difference is about $9,000. In 80465 the share of homes selling above list jumped 10.0 points to 25.8%, and the share with a price drop fell 8.1 points to 39.9%.
