Golden 80401 in 2026: City Limits vs. Unincorporated Jeffco, 90.667 vs. 103.1645 Mills, About $742 a Year
Quick answer: In Golden 80401, the tax district sets the bill, not the zipcode. A basic City of Golden district carried 90.667 mills for 2025 in Jefferson County's levy lists, against 103.1645 in an unincorporated Genesee one. At the 80401 median sale price of $949,721, that is about $742 a year more.

A Golden mailing address does not tell you who taxes the house, who answers a police call or who issues the permit for a new deck. In 80401 most of the land sits outside any city, so two houses a short drive apart can carry different tax bills and different service providers. Before a buyer writes an offer here, I want to know which side of the city line the parcel is on.
Levies below are Jefferson County's 2025 figures, the ones on tax bills paid in 2026. Dollar amounts are my estimates from the state's 2025 residential assessment rates and do not include any exemption, protest or special assessment. Redfin's 80401 sale figures are for the three months ending September 2026, were checked October 22, 2026, and cover every home type, while the DMHP searches linked here list single-family houses from $600,000.
How much of zipcode 80401 is inside Golden city limits?
About 14.7% of its land, in the Census Bureau's 2020 boundaries; about 81.3% is outside any city or town.
- City of Golden: 14.7% of 80401's land
- Lakewood: 3.5%, and Wheat Ridge: 0.5%
- Genesee census-designated place: 13.5%, all of that place inside 80401
- Applewood census-designated place: 8.2%; West Pleasant View: 3.1%; East Pleasant View: 0.2%
- No named place at all: 56.3%
Census-designated places are statistical areas, not towns, so every one of them is unincorporated Jefferson County. Turn it around and about 74.8% of the City of Golden's land is in 80401, with most of the rest in 80403. These are shares of land, not homes, and boundaries can change after 2020; the shares come from the Census Bureau's 2020 relationship files. The 80401 Golden houses for sale search mixes both kinds of address, so check each listing.
What does a 2025 tax bill look like inside Golden vs. unincorporated 80401?
On a $949,721 house, my estimate is about $5,719 in a basic City of Golden district and about $6,461 in a Genesee-district one, a gap of about $742.
- City of Golden district (TAG 5002): 90.667 mills, made up of the county at 26.978, Jeffco schools at 44.349, the City of Golden at 18.340 and the two Urban Drainage levies at 1.000 combined
- Genesee district (TAG 4528): 103.1645 mills, with the Law Enforcement Authority at 2.499, Genesee Fire Protection District at 17.313, Genesee Water and Sanitation District at 7.5255 and Highland Rescue Team ambulance at 3.500 in place of the city levy
- Same school share in both: about $2,969 a year, because the schools levy is identical
The math follows the Division of Property Taxation's 2025 rates: 6.25% of value for local government levies and 7.05% for schools, with no 2025 value reduction. So 1 mill of local levy costs about $59 a year on a $949,721 house. Redfin's 80401 median was $949,721, up 11.7% from a year earlier, at $346 a square foot, with 143 homes sold in September 2026 and a 23-day median time on market. The district on the tax statement drives the figure, so run your own house price through it; the Golden houses from $800K to $1M search sits right around that median.
Why does an unincorporated address pay a Law Enforcement Authority levy?
Because the Jefferson County Sheriff patrols unincorporated land, and the county's Patrol Fund levy notes say this levy pays for police protection and patrol there.
Inside Golden, the Golden Police Department and the Golden Fire Department are city departments, and the city's 18.340 mills sit on the bill where the patrol and fire district levies would be. Outside the city, the 2.499-mill patrol levy is small, but fire and ambulance come from separate districts that each levy their own mills. In the 2025 list, Genesee Fire Protection District levies 17.313 mills, Foothills Fire Protection District levies 10.406, and Highland Rescue Team ambulance levies 3.500. Foothills Fire says its 25.2 square miles include the east face of Lookout Mountain and part of Bear Creek Canyon.

Can a tax district inside Golden cost more than an unincorporated one?
Yes: the 33 City of Golden tax districts I could match for 2025 run from 90.667 to 168.461 mills, and an unincorporated Foothills Fire district sits at 84.232.
- Golden with the Pleasant View metro and water and sanitation districts (TAG 5006): 105.219 mills, about $864 a year above the basic city district on a $949,721 house
- Golden with the Dinosaur Ridge metro district (TAG 5020): 168.461 mills, the highest city figure on the list
- Unincorporated, Law Enforcement Authority plus Foothills Fire only (TAG 4532): 84.232 mills, about $382 a year less than the basic city district
- Unincorporated, Genesee Fire and ambulance without the water district (TAG 4529): 94.639 mills, about $236 a year more
So "inside the city" is not a shortcut to a lower bill. Metro districts and water districts can outweigh the city line. I matched each TAG to its districts with the county's 2024 TAG-by-district list, and every 2025 total I quote equals the sum of its districts' 2025 levies. Two TAGs new for 2025 were not on the 2024 list, so they are left out. This post does not map TAGs to street addresses; the tax statement does that.
What changes besides the property tax bill?
Water, trash and building permits change hands at the city line, and each carries its own cost.
- Water: inside Golden, the city bills water and wastewater, and the City of Golden water service page lists a 6.2% rate increase effective January 1, 2026. In a Genesee-district TAG, the water and sanitation district's 7.5255 mills are on the tax bill instead of a city utility account.
- Trash: the City of Golden trash program uses a city contract with 5280 Waste Solutions for city residents, priced by trash cart size with recycling and compost carts included.
- Permits: the City of Golden taxes and fees page lists a 3% building use tax on materials, estimated at half of a project's valuation, so a $100,000 remodel would prepay about $1,500. Jefferson County's permits page says unincorporated Jefferson County does not charge use tax.
If you plan an addition or a finished basement, that permit line can matter as much as the yearly bill. Golden's building permit page sends projects outside city limits to the county.
Which other zipcodes on this site are mostly outside city limits?
Four of the 19 zipcodes with DMHP searches have more unincorporated land than 80401 does, by the same 2020 Census land shares.
- Littleton 80127 houses: 99.2% outside any city or town
- Golden 80403 houses: 94.1%
- Littleton 80128 houses: 93.6%
- Morrison 80465 houses: 92.7%

The same check applies in each one: confirm the city or county on the parcel before you compare tax bills. For the checks to run before an offer on a rural 80403 house, see my Golden 80403 pre-offer checklist.
How do you confirm the city and tax district for an 80401 address?
Run the address through the county's lookup tools, then read the TAG on the seller's tax statement.
The Jefferson County Address Lookup shows whether an address is in a city or in unincorporated Jefferson County. The Jefferson County Assessor property records search and its TAG and tax district search show the district list for a parcel, and the county's guide to the property tax statement explains where the TAG appears. Ask for the seller's last tax statement during the inspection period, and compare its TAG with the county list.

Which side of the Golden city line fits you?
A city address fits a buyer who wants city police, city water and one city trash contract; an unincorporated one fits a buyer who wants no building use tax and will check each district.
Choose a City of Golden address if:
- You want city police, fire, water and trash under one city
- The TAG is the basic 90.667-mill district or close to it
- You do not plan a large permitted remodel soon
Choose an unincorporated 80401 address if:
- You plan an addition or remodel and want to skip the 3% building use tax
- The TAG's fire, ambulance and water districts add up to a bill you are fine with
- You are fine calling the sheriff and the county instead of city departments
Keep looking if:
- The TAG includes a metro district that pushes the bill far above 103.1645 mills
- The seller cannot produce a recent tax statement
- You need city trash service and the house is outside city limits
Broker view: "In 80401 I read the TAG before I read the listing remarks. The city line changes the bill, but the special districts often change it more." - Nick Ahrens, eXp Realty, LLC
What this guide does not cover: 2026 assessment rates for bills paid in 2027, senior or veteran exemptions, metro district debt terms, HOA dues, water and trash prices outside the city, sales tax on purchases, insurance, and mortgage payments.
