Golden 80403 in 2026: Well, Septic and Winter Road Checks Before an Offer at an $878,742 Median
Quick answer: Before an offer on a Golden 80403 foothills home, check three records: the septic Use Permit Jefferson County requires before most sales of homes on septic, the well permit's allowed uses, and who plows the road. Redfin put the 80403 median sale price at $878,742, and 94.1% of the zipcode's land sits outside any city or town.

An 80403 house can win you over at the deck railing. Whether it works gets decided in three files: the septic system, the well and the road.
Sale figures are Redfin's for the three months ending September 2026, checked October 21, 2026, and cover every home type in the zipcode. The DMHP 80403 search below shows single-family houses from $600,000. County and state rules are quoted from their own pages as read on October 21, 2026.
What should a buyer check before an offer on a Golden 80403 foothills home?
Three records: the septic Use Permit status, the well permit's allowed uses, and whether the county maintains the road.
A failed septic part, a well that can't legally water a garden or a private road nobody has agreed to plow can each change what a house at the $878,742 median is worth to you. Start with the Golden 80403 houses for sale and ask for these three items on any house you like.
- Median sale price: $878,742, up 0.4% from a year earlier
- Median price per square foot: $280, down 19.0% from a year earlier
- Median days on market: 24, against 21 a year earlier
- Homes sold in September 2026: 79, against 83 a year earlier
How much of 80403 sits outside Golden city limits?
Almost all of it by land area: in the Census Bureau's 2020 boundaries, about 94.1% of 80403's land is outside any city or town, and only about 1.6% is inside Golden.
Arvada holds about 4.1% and Wheat Ridge about 0.2%, and the unincorporated share includes the Coal Creek and Fairmount census-designated places. By county, the roughly 141.96 square miles of land are about 82.1% Jefferson, 12.5% Gilpin and 5.5% Boulder. These are shares of land, not of homes, and boundaries can shift after 2020. The Jefferson County rules below apply only to the Jefferson County part. For a Gilpin or Boulder County address, ask that county what it requires. The shares come from the Census Bureau's 2020 relationship files; check one address with the Jefferson County Address Lookup.
What does Jefferson County require for a septic system when an 80403 home sells?
A Use Permit before closing for any onsite system installed more than five years before the sale: a certified inspector pumps each tank, inspects each system and files the forms.
Form 700 lists a $120 application fee and says to allow 7 to 10 working days, and the county FAQ asks for the application no less than 10 working days before the scheduled closing. The inspection and mechanical reports must be dated within 30 days of the application, and the pumping report within 12 months. A Use Permit stays valid until the closing or for six months, whichever comes first.
- Who owes it: the seller, and the county says the purchaser is not subject to the penalty for skipping it
- Who sets the inspection price: the inspector, and the county estimates about one hour of work before pumping
- What the county reviews: the reports, its own file on the system, and any reported problems in the previous three years
- Snow on the ground: the inspection can still happen, but snow cover is noted on the permit as a limiting condition
Exemptions include new homes that have not yet been occupied. Ask early whether the permit is issued, in process or exempt.

What happens if the 80403 septic inspection finds a problem?
The county will not approve a Use Permit for a system with a FAIL item on its inspection report, a cesspool with no septic tank, a straight pipe or an open malfunction investigation.
That doesn't always end the sale. The county FAQ says that if the buyer signs a written agreement to repair the failing parts within 30 days of moving in, the Use Permit requirement is waived, and Form 900 covers a repair after closing. Form 100 lists permit fees of $1,523 for a full system without higher level treatment, $1,643 with it, $773 for a single component such as a tank and $893 for one with higher level treatment, plus $375 to renew an issued permit. Contractor and design costs are extra.
Jefferson County's septic systems page lists suggested pumping intervals by tank size. A 1,000-gallon tank serving 3 to 4 occupants is listed at every 3 years, and a 1,500-gallon tank at every 5 years. The county's online records can show where a tank sits. The fee list is on Jefferson County's Form 100 septic permit application.
What does the well permit allow on an 80403 lot?
Whatever the permit says, and on a lot under 35 acres that is often household use inside one single-family dwelling only.
The Colorado Division of Water Resources says that in most areas of the state, a well on less than 35 acres is exempt only if its use is limited to ordinary household purposes inside one single-family dwelling. That can rule out a lawn, a big garden or livestock, and DWR notes that the state's 2024 accessory dwelling law does not apply to a parcel whose well permit cannot supply one. Before you plan around the land, read the permit.
- Where to look: the Colorado DWR well permit search, ideally with the permit number from the seller
- File contents: allowed uses, the original application and any construction and pump records
- After closing: the title company often files DWR's owner change form, and updates can take several weeks
- New or replacement well: review of a complete application can take up to 49 days
Form 700 requires a well water test only in the Indian Hills and Parmalee Gulch area, and it says most properties under that rule are in zipcode 80454, so in 80403 a test is up to you.
Who plows the road to an 80403 house in winter?
It depends on who owns the road: Jefferson County plows the county roads it has accepted in unincorporated areas, but private roads, state highways and newly built roads the county has not formally accepted are not included.
Road and Bridge clears 2,945 lane miles of paved roads and 647 lane miles of gravel roads, about 3,592 lane miles in all, in priority order from main arterials as Priority 1 to cul-de-sacs and dead ends as Priority 4. In mountain areas, plowing and traction materials stop from 9 pm to 3 am, and driveway approaches are the owner's job. The policy is on the Jefferson County snow and ice control page.
- County road: ask its priority
- Private road: ask for the written maintenance agreement and who pays
How do the septic, well and road checks fit an 80403 offer timeline?
Ask for all three before you sign: 80403 homes sold in a median of 24 days, and the county wants the septic application in at least 10 working days before closing.
Get the Use Permit status, well permit number and road details with the disclosures, then book your inspections inside the contract deadlines. See the Front Range buyer closing cost checklist and, if moving from out of state, the relocation guide for the Denver west metro.

How do you confirm the school district for an 80403 address?
For a Jefferson County address, run the Jeffco articulation areas lookup; for the Gilpin or Boulder County parts of 80403, confirm the district for that exact address with the district itself.
Use the Jeffco articulation areas lookup for assigned schools and CDE SchoolView for the state's school reports. Parcel records sit in the Jefferson County Assessor property records search.
Is an 80403 house on a well and septic system right for you?
It fits if the paperwork matches your plans; if you want a watered yard or a second dwelling, filter for that first.
Choose an 80403 well and septic house if:
- The Use Permit is issued or in process, or the seller can show the system is exempt
- The well permit's allowed uses match your plans for the house and the land
- The road is county maintained, or a written agreement says who plows and pays
Choose a house on public water and sewer if:
- You want to water a lawn or keep animals
- You plan an accessory dwelling unit
- You would rather not schedule tank pumping
Keep looking if:
- The septic report shows a FAIL item with no repair plan
- No well permit turns up in the DWR search
- Nobody can say who plows the road
