Move-Up Buyers in Denver's West Metro: Buy or Sell First
Move-up buyers in Denver's west metro have three workable orders: buy before you sell with a bridge loan or similar lender product, make an offer contingent on your sale, or sell first with a negotiated rent-back. Nick Ahrens maps which one fits your equity and the competition in your target price band before you tour.
Who this is for: West metro homeowners who need to sell their current home to fund a bigger or better one, and want the order of operations worked out first.
Who sequences your move-up: Nick Ahrens
- Where his experience comes from: Nick runs this site's live search for Lakewood, Golden, Arvada, Littleton, Morrison, Wheat Ridge, and Edgewater, from $600K to over $1M. Track record: 350+ closings and $300M+ in sales since 2011.
- What he knows for this move: How a contingent offer, a bridge loan, and selling first each change your terms and calendar.

How Nick runs a move-up buyer's move: the West Metro Move Plan
- Equity and lender check. You and your lender put a real equity number on your current home, then compare a bridge loan, a sale-contingent offer, and selling first. Nick brings questions; the lender brings terms.
- Target band shortlist. Nick narrows the next band to the two or three cities where your must-haves actually show up in live inventory, so every tour counts.
- Contract sequencing. Offer terms and your listing date are planned together. A contingency, a bridge, or a rent-back goes in on purpose, not as a last-minute patch.
- Close-and-move calendar. Inspection, appraisal, both closings, and move day land on one shared calendar.
Buy before you sell, or sell first?
Two questions decide the order. How much equity can you reach before your home sells? And how hard does your target band compete right now?
| Option | How it works | Main risk | Fits when |
|---|---|---|---|
| Bridge loan or buy-before-you-sell product | A lender lets you use equity in your current home to buy the next one first | Carrying two homes' costs until the first sells; terms vary by lender | You have strong equity and want to write a clean, non-contingent offer |
| Sale-contingent offer | Your purchase depends on your home selling by a deadline you negotiate | The seller may take a cleaner offer instead | The home you want has been on the market a while |
| Sell first + rent-back | You close your sale, then stay under a post-closing occupancy agreement (rent-back), negotiated case by case | Your next purchase has to close before the agreed stay ends | You want cash in hand and a firm budget before you shop hard |
| Sell first + short-term rental | You sell, move to a rental, then buy | Moving twice and paying rent in between | Your target band is thin and you'd rather wait for the right house |
Choose buy-before-you-sell if losing the next house would hurt more than two payments. Choose sell-first if a firm budget beats speed.
Colorado rules and programs to know
- The Colorado Real Estate Commission's Contract to Buy and Sell Real Estate was updated for mandatory use on or after January 1, 2026 (Colorado Division of Real Estate, checked September 27, 2026). Any sale contingency and its deadlines are written into that contract.
- When you list your current home, you'll complete the Commission's Seller's Property Disclosure (Residential), which was updated on the same January 1, 2026 schedule.
- The Commission also publishes a form for post-closing occupancy. A rent-back is negotiated case by case, and there's no standard length to plan around.
Where to start
Compare homes $600K–$800K against west metro homes $800K–$1M, then narrow to Lakewood homes $800K–$1M or Arvada homes $800K–$1M. If your equity supports a bigger jump, homes over $1 million shows that tier.

Move-up buyer FAQ
How do I buy a bigger house before I sell mine in Colorado?
Usually through a bridge loan or another buy-before-you-sell product that lets you use equity in your current home before it sells. Nick Ahrens starts from the equity number your lender confirms, then shortlists homes in the band it supports. Rules and costs differ by lender, so ask yours first.
Should I sell my Lakewood house first or buy first?
Sell first if you need the proceeds to qualify or want a fixed budget. Buy first if you can carry both homes briefly and want a non-contingent offer. In Lakewood, the tiebreaker is often how competitive your target band is that month, which the live hubs show before you commit.
What is a bridge loan and when does it make sense for a move-up buyer in Colorado?
A bridge loan is short-term financing, secured by your current home, that funds your next purchase before your sale closes. It fits when you have solid equity, a target home that won't wait, and confidence your home will sell. Terms and rates vary by lender; this page doesn't quote them.
Can I make an offer contingent on selling my current home in Colorado, and will sellers accept it?
Yes. The Colorado Real Estate Commission's Contract to Buy and Sell Real Estate lets your purchase depend on your sale by a negotiated deadline. Acceptance depends on the seller's options: a home with little competition may take it, while a busy new listing usually won't. Listing yours first strengthens the offer.
Can I stay in my home for a short time after closing while my next home closes?
Often, yes, through a post-closing occupancy agreement (rent-back) negotiated case by case with your buyer, using a Colorado Real Estate Commission form. Length, rent, and deposit are all negotiable, so there's no standard stay to count on. Nick lines up your next closing so the stay you request is realistic.
How do I use my home equity as a down payment on my next house?
Either close your sale and bring the proceeds to your next closing, or reach that equity early through a lender product such as a bridge loan or home equity line. Lender rules and timing decide which. Get your payoff and equity estimate in writing, then set your band.
